A successful attorney at a large law firm wanted to start his own law firm, however, it was imperative that he find affordable “Class A” office space in a very tight commercial real estate market, ideally not too far from LAX airport. Furthermore, he wanted to limit his upfront costs and expenses during the first 90 days because it was going to take at least three months before the new firm would be receiving billable fees from clients.

An aspiring restauranteur who spent the last 5+ years working as a waiter in high-end restaurants wanted to create his own modern mountain themed tavern restaurant with unique food concepts, however, he didn’t have the expertise on how to properly form a legal entity, like an LLC, and how to buy an existing restaurant for sale.

Success:

Aspire Realty Advisors consulted with him and helped guide him through the drafting up his LLC Operating Agreement and Amendments to formalize his legal entity. We then helped him get his offer accepted on an existing restaurant bar in a prime Beach City location a block from the beach. We helped him navigate the escrow process and the complex ABC licensing process to get the Type 41 beer and wine license transferred into his LLC’s name.

One first-time buyer began her search process online and even chose an agent from an ad on the site she was using for her search. The agent provided her with poor guidance and suggested all offers be above the asking price. In one case the home had been on the market for over two months. The buyer eventually lost confidence in her agent and became increasingly confused about the search and buying processes. Beach city business owners relocate to Riverside County

Los Angeles County is the most populous county in the country with something for everyone.  However, the cost of living and other factors may not necessarily always be ideal.  One family made the bold decision to move to Riverside County and to replicate their business, a Taekwondo studio, there as well.  They need help finding a suitable location to achieve this.

We presented them with a few possible locations and they became enamored with one in a new development in particular.  We assisted them in their negotiations for a lease at the location which will be delivered in the summer of 2019.
